Are the banks not giving out any at all? Im am thinking about getting on the ladder. Whose the best to go to? And how do they calculate your max mortgage these days? any advice please?
It all depends on your history mate. Imo worth talking to a financial advior & explain your circumstances (salary, credit history etc). They should then filter out which to go for and save you a ton on time.
Probably ditch them before the you apply though-not needed once you know which banks to deal with.

300,000 propertys empty according to the papers at the start of the week..... Repossesions not really kicked off fully yet due to agreement with government....... Outlook for interest rates is up in the medium term increasing risk of default.......

Personally I think the market will bottom out in the summer. Ghost estates and towers of flats in the burbs are doomed but the decent properties would be selling if the banks were lending. Credit should hopefully get going by june/july.
Just gone through the mortgage bit myself, went to a few banks:
Ulster bank-avoid like the plague BOI-tried their best but control has been taken from the branches EBS-approved in 6 days!!!

If somebody find a place that they are happy to inhabit for a lengthy period of time then its understandable. But I think you`re living in cloud cuckoo land if you think prices will rise again in a hurry.

Thanks for the input, Ive being waiting a long time to actually be in safe employment which I am now in. Im 33 and its too old to be living at home still. Its handy but not ideal.
Im fairly clued in to whats happening, and prices will keep falling in many counties until employment picks up and the w*****s sorry I mean bankers have been sorted out. But I dont want to miss the boat either.
The councils give shared ownership options with a 3500 fee to kickstart the ownership which covers solicitors and other fees. But The thing is there are probably longterm drawbacks to their part.

if you were a lender would you lend money to someone for a house that you know is still massively over valued. people are trying to sell houses for 400 k and at the same time cannot rent them for 1000 / month. thats forty times earnings. there are blue chip stocks that are selling for 10 times earnings at the moment. this market is years a way from it's bottom imo especially as interest rates have only one way to go.
