I know there may be old threads about this subject but I can't find them, so I'll start a new one. For those of you who trade professionally, what do you do when trying to get a new tenancy / rental agreement?

I'd like to know what has worked and what hasn't, when it comes to references, proof of income etc. Have you told the truth about what you do or have lies worked better?

Last time I got a tenancy I was long-term unemployed with no references.

Truth was fine but it cost 6 months rent upfront to secure.

That's kind of what I was hoping to hear, as I'm in the process of saving up 6 months rent. Would like to know if anyone has tried any other ways.

I rent and tell them the truth.  Landlords/agents ask me for bank statements so if I wasn't up front then they'd think I was a degenerate gambler with all the ins and outs from various accounts!

Each landlord is different.  Some are very wary and might try upping the rent or turning you down flat, some couldn't care less and as long as you can show you've money coming in they're ok, but most ask for extra rent up front, anything from 3-6 months.

Trying to explain I have no HMRC documentation often leaves them a little bemused. I think for this place I actually printed off my Betfair P+L statement for them!
