Hi! Ive just came to uk and I want to do it fully legal., buy house for money what Im going to get here. Ive been in job center(got two websites http://www.businesslink.gov.uk and www.startupbritain.co.uk. Mean time iv read a tenency agrement(contract). One of the point in my tenency agreement sounds that:" 4.3Not to receive paying guest or carry on or permit to be carried on any bussiens, trade or profession on or from the Property.
Does it mean that I have no chance to be self employed at this home(without changing tenency agreement)?
What do you think, what another Landlord will say if I will tell him/her that I want to trade at home? Does anyone of you have been on this situation?

This is probably a windup but just in case it isn't......you will be gambling adn will not be classed as self employed.

clause is there for insurance reasons and/or inherited from the conditions in the freehold if your LL is a leaseholder.

the freehold condition is usually there to prevent people receiving business traffic (deliveries and shipments) and business visitors.

the insurance is about having stuff that wouldn't be in a residential property and therefore increasing the risk of fire, etc which wouldn't be covered under a normal policy.


you will be fine as you are not conducting a business. you're gambling on a computer and that's not a trade of profession in the eyes of the taxman or council (business rates).

Just don't brag about your enormous winnings to your landlord and make him envious.
He might bug your computer then.

Whole thread might sounds funny but as you know now @Fine Im going to buy house so I need to do all legal. Unfortunatly Im not having rich parents, familly so all, these things might be stupid for you but for me legalize money and buy myself a house i serious challenge. Hope you will get pro soon as you trying to do on you thread.

I'm not trying to become a pro gambler, but you are obviously, and I sincerely wish you all the best in your efforts, and wish you success in your desire to purchase a house.
If you are any good at gambling, then BF will probably be your best opportunity/ avenue to achieve all you dream of.

I had the same clause and run my business out of the house I have rented.  No problems with the landlord.

As said by DStlye, it is to avoid running a business out of the flat with employees, deliveries, etc.  It also avoids you opening a brothel.


An old neighbor did a private tenancy and didn't include this clause.  The tenant and his brother ran a construction firm out of the house, complete with crews arriving at 5AM waking everyone up daily, etc.  Damage to the house was incredible and took months to get them out of there. 

They simply paid for the damages without blinking since it saved them thousands compared to having an actual storage and yard.
