As you can probably tell from the headline I'm having extensive work done on my home (mid-terrace 1930's) and would like some help and advice from the chit-chat faithful. I haven't measured up and all I'd like is a guide to what I am likely to pay and any other good tips you can give. I'll start with the roof...

Roofing

I am not a roofer and know nothing about roofing but a friend recently told me that my roof was not done properly. I have the beams and tiles only and he advised that I should get it battened and felted. A friend of his, 30 years in the game, told me that he could remove the slates, replace (buy) only the ones that are cemented, fully batten and felt, put back the tiles and any woodwork that is not up to standard for £1,500. That sounds quite reasonable to me, which leaves me with 2 questions, (1) Is this a reasonable price? (2) Is the job required or should I just leave it as it is, as there is nothing wrong with it otherwise?

Plumbers

I have a front room with bay windows (1 rad), a back room (1) and a large kitchen extension in a 'L' shape (2). Hall, stairs and landing (1 in hall) leading to 2 double-bedrooms, 1 with a bay window (1 each), a box room (1) and a bathroom (1). Ignore what I've already got because I want to strip out the whole lot and have a brand new (combi) central heating system fitted with copper piping throughout (I have experience in plumbing so I know what I want, but I'm not experienced enough to attempt to do this myself). The only issue I can see is that the current cylinder is in a cupboard in the bathroom, which is where I want the new boiler to go (a good one!), but (Q1) how would you arrange the flue, through the roof?

I want a thermostat (haven't currently got one) and TRV's. (Q2&3) - How long will it take & as a ball-park figure what am I likely to pay (min to max)?

5-piece bay windows with 2 openers (2&4) and one top vent (3) (twice), An angled (triangle) box room window (1 side opens), a frosted bathroom window with top vent only, a flat 3-piece bedroom window with 1 & 3 opening and a top vent (2).

My front door has not yet been decided but I'll give my ideas and perhaps this could be done as a double estimate?

At present I have a UPVC front door with 2 fixed side panels and 3 top panels with no openings, which I could just replace. My alternative is to half brick (half glass) the side panels and put a good solid wooden door, with good security locking, there instead. I'd like advice on this if there is any forthcoming.

At the back (in the kitchen) I have patio doors which I definitely want to replace. The left door (fixed) I want removed, half bricked and a window and vent put above. The right door I definitely want as a good solid wooden door regardless. The window above the sink has an opening panel on the right and on the left it has fixed glass with a vent above; I see no reason to change that style. I'd also like full locks throughout.

Same question as plumbing, what can I expect to pay (min-max) and how long will the job take?

Imagine a 60x20ft garden, incorporating a 10 foot fully tiled (and will be kept) patio that hasn't been touched in years. It is very badly overgrown (6ft+) with everything you can imagine (but to be fair, the blackberries are superb). Ivy was chopped down on the left wall a few years ago but it is beginning to pop up again. On the right my neighbour has fully bricked the whole side to the end of my garden. Following on, across the back, are several concrete posts holding wooden fencing that I want removed and a gate that will accommodate a car (I have back access). I am happy for this to be wood too. The back of the garden I am having concreted (all over) with enough room to accommodate most standard cars. In front of that I want to build a 4ft x 14ft wall. In front of that up to the patio I want I full lawn (14ft x 40ft approx.) going into my existing matching path on the right.

I'd like everything taken away (skip or whatever) and everything dug over and made good to ensure less likelihood of weeds returning (and ivy too). It is quite a big job but what is the price I'm likely to pay for all this work?

Please Note:

I am not running around the house measuring everything; I'm just looking for some rough guidelines and any help, advice and tips you can give about anything concerning these four areas of home improvement.
