Friend of mine (it's not me, honest!) is moving there.
Previously he was in Anerley (which he didn't like at all) though I don't really know either area.
Any decent pubs, shops, community stuff in Penge? anyone know?

Its not as much of a sh1thole as Annerly. The Bridge is a decent Gastro pub but that is about it for drinkers; the other pubs are pretty horrible. There is some quite nice housing and it is more affordable than other places in SE London. Rough around the edges would be a fair description. I live up the road, btw.

Not a bad place. Most places South of the A205 are not bad apart from Norwood and Croydon as Stevie says.
For my money, he would have been a lot better off moving towards the more extreme SE, like Petts Wood, Orpington or Bexley. Prices round Bexley are quite decent in relation to Penge and the area is a lot nicer. It's where I live and I don't want to move. |

Penge used to an horrendous place but because folks can't pay the silly money for a decent house in places like nearby Beckenham now it has upped its game quite a lot. It's not the dreadful place it used to be in the early 80's and I wouldn't put your mate off from moving there. Sydenham would be a better choice though for me if say Dulwich or Beckenham is not on his list in that area of South London.
