A man "from the council" called at one of my rentals today and wouldn't tell me anything about why he wanted to speak to the occupants.  Is there much other than council tax that they do this for or is that the most likely reason for his call?

There's a man I meet
Walks up our street
He's a worker for the council
Has been twenty years
Report Dr Crippen November 30, 2012 8:19 PM GMT
The first think to know about council workers is that as a landlord they are not on your side - they are your enemy.
So the best way to handle them is to not give them any information at all.
You know nothing.
If you make it hard for them they might find someone easier to hound.

Proof of yearly servicing for the gas boiler .
Electrical safety certificate. They might ask to see that if you do DSS, but it's not a legal requirement.
Energy Performance Certificate.

He might also explain to the tenant how you could make a mistake that would leave you open to court action concerning the literature that you have to supply when you protect their deposit.
So watch that as well.

They're out to get you.

authorities checking up up landlords whatever next!
Report Dr Crippen December 1, 2012 12:08 AM GMT
That'll be the day when the authorities check whether the tenants have paid their rent, electricity, gas or water bills.
Or even pursue them for the council tax they owe the council.

I notice some landlords are charging an administration fee for protecting the tenant's deposit.
All the legislation that the authorities bring in to safeguard the interests of the tenant, have to be paid for by the tenant.
Legislation merely creates more jobs for the authorities, and more expense for the tenants, who except for a few are treated very well indeed by their landlords anyway without the legislation.

Yeah I charge £30 for that and tell them it's the government "protecting" them.

Luckily I do all the certificates and bs.  It's not worth me doing anything illegal on the rentals as I have so much more to lose if I have a conviction and they only bring in about £60k a year anyway.

Might be a an inspection under a HHSRS, I had one a few months back telling me to check loft insulation, requesting EPC and Gas certificates and other banalities. Mine was an Informal inspection nothing serious but the tenant moaning to council about stuff because she hadn't paid the rent.
