The Estate agents who are trying to sell my house, put me in touch with Their freindly Solicitors One hundered miles away.
The Solicitors want to charge me Approx £840 (then add VAT), i notice in the small print, my Estate agents are getting £360 (+ Vat).
I can get a Conveyancing Solicitor myself for about £440 (+ Vat)
Are there any Disadvantages to me doing this??
Property is under £200,000
I have No onward chain.

Always get a Local Solicitor
as things crop up unexpectedly and best you can shoot in Face to Face , to solve them ..or sign papers ,etc.
Also no chance of hold ups with Postal strikes .
No disadvantages at all except your
£360 ends up in YOUR pocket not the Estate Agents .

Be aware of estate agents who insist upon you using their choice of solicitor. Definitely use your own.

You say the estatte agent is getting £360+vat. What is this for ?
Frankly what you are saying doesn't make sense as no solicitor could afford to try to get business on those terms. Is it for disbursements or perhaps the HIP?
Shop around locally is the best advice but make sure you're comparing like for like.

If you can, get a solicitor who,if the sale is aborted, does not charge you for the work, or just a token amount. I have had a few aborted sales and the solicitor did not charge a penny. Unfortunately, because my usual solicitor is so good, I used him for the last sale and had to pay over £500 pounds for an aborted sale.

The £360 + Vat is for "Providing transaction management services, 9am - 8pm customer service, Text updates"
I have already got the HIP done, £300 + Vat Upfront.

The Solicitors say they only charge £220 + Vat, then show the other Sales fees as,
Bank Transfer £35 (£20 eleswhere and i Will need 2).
Mortgage Admin £95.
Electronic Client Identification £8.
Office Copy Entries (Other fees & 3rd Party Costs) £16.

probably a bit late now but you should get your own HIP done, if your estate agent does it then it remains their property so if you switch agents you have to get another HIP done :(

How much did the estate agent charge for selling the property and is the solicitor paying the agent from the proceeds of sale? This still seems a most bizarre situation. Which part of the country are you from?

it took me 3 attempts before i read this correctly, reading chit chat for too long obviously conditions your brain to expect certain set phrases!
