How much would 1000 sq ft of agricultural land be worth?

I am not purchasing with the interest of building on the area, and can never see it as a place where planning would be granted.

We have a small garden and this is near to home so thought be a nice area to pop up a football pitch and grow some "good life" produce.

The local farmer said he has a price in mind for this piece of land but I do not want to go in too low or too high.

Be aware that if the land your interested in is pasture land, your local council may have to approve 'change of use' to 'garden use'.  You may not be allowed to turn a field into a garden!!!

As for price, the farmer will be loooking for around £3k I would have thought, plus his legal expenses and surveyors fees.  So that will be another £1.5k/£2k add in your legal fees of around £1k, Oh and don't forget to add in the cost of fencing, which comes in at around £120 per six foot panel. So all in all, budget for around a £10k outlay, and you've planted nothing yet!  On the plus side you might have increased the capital value of your home, but if the additional garden looks out off place then it could have an opposite effect.  In all honesty a lot of money and the possibility of councils vetoing change of use would put me off - I'd rather go down the allotment route, if you can get one.

its not attached to the current house, just gave him a call and will not be going ahead as he seems a bit of a fly by night crook.

1000 sq ft. is about 2.5% of an acre (£3k-7k per agricultural acre depending on quality of land and on where you live you, but much more if attached to residential land).

If you mean 1000 ft square, bite the farmers hand off at £3k. Thats over 20 acres??

I looked at the pasture land in question and its about 5 acres, did not discuss a price. He has decided to sell it in various plots for development.
There is sweet fa im buying that as hes just drawn a grid over the field and selling as plots. 15k a pop.

Feel sorry for anyone buying one.

Which brings me to a question for another thread lol.
