well mikkad one of my girlfriends is chinese and I have a a couple of chinese frends.Annectdottally they say that mainland china apartments require 50 years of average income and hong kong is even more expensive. Now they are talking average jobs I think.Regardless I think you may find the investment is very high , the rent returns low.Apparently most profits come from re selling the properties.A mainland guy told me his father{ who owns a factory} and his friends are buying and selling properties on a monthly basis and doing very well.
Its just some to consider if you are checking it out.

just this afternoon walked a gauntlet of street salesmen outside Hung Hom station (where the trains from mainland China stop) trying to sell property to mainlanders straight off the trains

HK does have a very serious land shortage in the central areas, as well as a government determined to keep the population growing

on top of this, you have the low rates courtesy of being pegged to US monetary policy, and the cash-rich mainlanders becoming more and more prominent

HK has always had crazy booms and busts in property though, the swings are made even more spectacular by the uber-gambling nature of the Chinese and the fact that HKs interest rate policy is often totally out of sync with its own economy

arent bubbles fun?

Every time I've looked at HK property I have always decided not to buy and, I think, I've been proven wrong every time.
Btw Sub, aren't you a little surprised to read that Mr Ben has a Chinese girlfrien after all his somewhat derogatory comments about Chinese civilisation.?
