Am looking at buying my first house with my partner, only trouble is my credit history is pretty screwy.

No CCJ's or anything but loads of missed payments, my credit score must be low. Also my partner is self employed which I guess wont make things any easier.

On the plus side we have a deposit of roughly £235,000 although we'd still need a mortgage of £160,000 to £180,000 ............... do we have any chance in the current climate of obtaining the sort of mortgage we are looking for?

house prices are finished in the uk for 20 years at least.In my opinion the rises in house prices has caused more misery than enough for people in the uk.Young people are blocked out of the market as prices are too high.People paid too much for houses in the las tten years (not there fault most of the time.).
Even lady thatcher when she started the homeownership programme for everyone could not of see how horribly wrong this could of gone.
House prices need to come down to 3 times average salarys and stay there for twaenty years.People who paid excessive amounts for there houses should of been compensated by this screwed up system
luckily my house ias about paid for worth about 150000 wouldnt pay more than 90000 in the real world its just a safehome were myself and my family live, as an asset about as much use as a chocolate fire guard

Obviously I don't want to buy now then regret it come the autumn BUT I do need a place for us all to live so ................... any chance of getting a mortgage or not :)

Chisel - thanks for the offer but I wont be contacting, I was just after some general info. I probably do have some late/missed payments from fairly recently if I am honest and our joint income is comfortably over 35-40k.

A proven LIAR?? very amusing. "Check this guy out?" .. All I do is give an opinion and am able through my job to find a suitable mortgage for people. Never had a complainty , and have hundreds of people happy to recommend our services. By all means check me out, I have nothing to hide. Un a small mortgage broking business, dont charge a fee, live with wife and two lovely children by the sea. Have some good friends and family and like a game of golf. Hardly a CV lifestyle to be ashamed of is it?

Regards the specialist service. Fact is that there are no lenders apart from a coupl ethat consider people with adverse credit. Why would someone have advers credit if they have £160000 to put down?? If I were a lender I would want to know how with decent income and decent savings someone could have poor credit??

Bottom line is that with that kind of deposit /savings they poster shoud pay off any debt he has. Live sens
ibly for a year and then ask about a mortgage. What sort of MAGIC do you expect someone to work the way things are at the moment. The only lender that considers large defaults, mortgage arrears is Cheshire Mortgage Corp , and they charge 11% plus!!

Why if he has £235k would he a) Have loans, credit card balances, and b) have missed payments on them?

The point is that banks do not want people to have any adverse credit at all!. People that are lazy with their finances are getting hit really hard. There is NO excuse to EVER miss a payment on a loan/credit card/mortgage , except of course if you have lost your job , had income fall. If you are in that boat all you need to do is speak with the lend€er

house prices still holding....we have been having a crash for 10 years and never happened... they dont get it... we have a massive shortage of property in the UK so there will be no crash. Had the biggest fi nancial disaster in recent times and still no crash
