since October.

FIRST viewer/interest is coming on saturday.

With all the rubbish in the papers about house prices going up in the last few months,etc....then,hints of interest rates to risev (due to high inflation results today)...should i lower the price or keep it the same?

Wait until Staurday at least!!

Have you looked at similar properties in your area and compared to yours. Be hionest with yourself!! Bottom linbe is that is simialr properties are cheaper than yours you are probably overpriced!

Then one 2 doors away is sold and went up for sale after i put mine up...and had 3 or 4 looking at it...i had none.

What i can 't understand is u would at least have a look at one 2 doors down....mine has more land and better position.

There were a few people around in autumn who seemed to believe they were shrewdies buying in at the bottom, and agreeing asking prices with vendors. sure as day follows night a lot have been dissapointed by valuations carried out by mortgage companies.

I personally was aghast at 7 properties local to me that sold within a week or two, (therefore I presume close to asking price), and one on my street which was sold at 1K below asking price. Of those 8, 4 returned to market within weeks, 2 returned very recently, and only one is still "sold" though not complete. The other has gone to auction and sold for 30% less than he was trying to get on the high street.


I would look seriously at its "true worth" and pitch it at that, with a clear instruction to agent as "priced to sell". Finding the true value is easy if you are nuetral, but can be subject to emotion if your the owner.

As an aside the extra land etc etc tends to make little difference in these markets. Sad but true. you probably get closer to asking price in comparison to a neighbour but would struggle to advertise it at much higher in first instance.


All imho etc, and don't forget you can always bully someone into buying it by telling them to "get a grip", and point out the error of their ways for not already being upto the eyeballs in debt.

Hey Blademan..

The point is. How much was teh house on teh market for 2 doors down? Was it more tha yours.

What agent are you n with? the same one that sold teh one two doors down. If not I would be knocking on their door asking them to sell your home.. Come on man, in this market you will sell it . It is easy at the right price.

Properties are selling quickly if priced properly. you know it, I know it, everyone knows it. Unless you are desperate there should be no need to seel at AUCTION. It is a joke that some properties get there, especially as there is clearly a lot of money flying around!

Perhaps all these properties are going to auction just to make you look silly? Never believe that market forces are dictating it to be the case.

blademan,use the situation to your advantage.make your wife settle for a lot less.if the house is a lower value now she has to take much less.dont be soft, it will affect your life for years to come if you are.

Good point Mr Ben!

Fact is Blademan has probably overpriced his property . He needs to cut the price to the same level as similar properties. Buyers know what thety are looking for and know what they are willing to pay. Dropping 10K split two ways is only 5k each!! Get the job done nblademan and move on with your life. Good luck!
