if it is your main residence then no. otherwise you may want to amend your position a little before selling.

we want to sell the house so that when these new houses are built we already have a good deposit without having to sell the house at the same time,we will just rent in the meantime.

How can you make profit on a house ? ,unless youre emigrating or moving back with your parents .

unless you bought few years ago.....for say 47k..and sold for 318k.
