Sister has had a quote for Felt (including Fasias) on a garage for £1,150 and another quote for Rubber at £1,920.

She may convert the garage to an art studio but needs the roof regardless.

Any tips or advice please? What would you choose?

some of the rubber rooves can last 4 times as long, can be a bit smelly when getting work done
if its stuff like decathane, keep windows shut, pets away etc, probably go on holiday if
you dont like smell.  but it wears off...

I had a felt roof.  A disaster.
Felt cracks.  The usual fix is to put a bit of tar and a load of pebbles on it.
That gives the contractor enough time to get away. Laugh

Last summer I sold the house, and all of it was in poor shape.
The good news was it was in an area in demand and I got a nice price.
The garage roof had rotted and was falling in.
Any flat roof imo has a short shelf life.
I see fibreglass roofs mentioned on the internet.  No idea if they are any good.

Advise her to check on the length of the Guarantee provided by whichever contractor she chooses. Personally I would check on the options to make a slight pitch on the roof which will extend the lifetime of any method.

I had my garage roof replaced in 2015 as most of it had fallen in and I was putting the house up for sale. I was charged £1020 for a felt roof which came with a 10 year guarantee which was transferable to the new owner.

Don't know anything about rubber roofs, but it is 3 layer felt round here.  Make sure you get a recommended roofer.  Go to a local roofing supplies firm and ask them to recommend a firm.

If the roof is shot and needs new ply might as well get firing strips to drain the water off.

I've had rubber on flat roofs for a few years now and never had any trouble with them. Felt is a pain and doesn't last too long before the inevitable leaks. You have to keep on top of it maintenance wise.Re paint every couple of years with solar reflective paint. Rubber usually comes with 25 year guarantee and Firestone is the best to go for.

Thanks for the replies guys and apologies for the late reply myself (haven't been able to get back on)

Yes, it is Firestone rubber she has been quoted and it is looking like the option she will choose
