We get paid about £8k for building a four bed detached on site (from damp course). That obviously doesn't include any materials.

If you've already got a plot then I'd guess Saddo's price would be easily achievable.

Depends more about what your building on , footings or a pad , trees near by ,access to services etc could cost you 25k just to get it out of the ground

get a quote from a builder then add 50% to it cos that's what he'll bill you at the end

Good general advice here...in particular the cost of ground works and services.

I built my place in '78-80 and it was an unmitigated disaster!

The budget was £48k with a contingency of £5k.

I was paying and organising all trades individually and my architect wasn't on full fees but was available for inspections as and when.

The house was on three levels on a sloping site and we met with the builder and dig man and the architect explained about the step footings.

I came to inspect the following day only to find an enormous hole in the ground because the builder went against the drawings and instructions,
and asked for it to be excavated to one level!

This was only the beginning of an ongoing saga which, even if I abbreviate it, will take several pages,

Briefly.....

Builder is appointed for two major contracts at the same time

Many days and weeks saw no action

Worst winter for ages with three foot snow drifts

A transport strike

A boundary dispute

Hit a seam of coal because of the over digging

First time with loads of guys on site, to lay the over site concrete, and the guys are just standing waiting for it,
only to discover that the builder was on the stop list!

Week after week of lethargic progress, and then he realises that he needs a crane, to lift a big lintel over to the rear.

Finally he is bust, and leaves the site, and takes the scaffolding.

There is more, but I won't go into it now, as I still feel the pain all these years later....Cry

Disappointingly TL, it was supposed to be orange, but ended in a wishy washy beige colour!

With regards to the coal, it meant going down another three feet, so even more cost!

Incredible how the locals, who resented the development, were all too pleased to "steal" it.

As to selling it, I couldn't be @rsed as it would have been "pratish" so they did me a favour by barowing it away!
