Had a new roof on house which requires an inspection by Building Regs people. The cost for this was £180.

The instructions given to me were to give them 24 hours notice when the roofers start stripping the old roof so they can come and inspect the timber to make sure they're safe. Then they are supposed to come and inspect finished job and make sure the roof has sufficient insulation.

Roofers came on Saturday, worked like crazy, and finished on Sunday. Excellent job.

Informed Building Regs people yesterday and they (he) came today.  Just looked at roof from ground level front and back.  I asked him if he wanted to climb scaffolding to have a closer look and he said no need. He then looked in loft using his phone as a torch and said ok I'll send certificate. Took him about five minutes in total.

£180 for doing sod all. It's a rip-off.

No need to slate him

Why bother with the Building Regs people?

A mate of mine has some glass fitted.

He's one of these who always plays to the book.

A bloke from BRs turned up to cheque the glass.

Looked at it and said yep that's the right sort and charged him ninety quid.

check the glass even.

Well I always tell them you get what you see and that's the price.
If you don't want it then I'll sell it to someone who does.
Report tenpins • March 8, 2016 10:20 PM GMT
I take it you would only sell to a cash buyer dr crippen.
I wouldn't release the mortgage funds without the regs signed off or a suitable indemity policy in place.
Report Dr Crippen • March 8, 2016 10:26 PM GMT
You can't get much business then tenpins.

I'm completely bowled over by that.

Dr Crippen showing how clueless he is.

My brother's got a barn conversion and he's getting an upstairs extension on it. He's underpinning it at the moment because the footings aren't deep enough to carry another storey. The building inspector is charging him £300 for each visit, just to say yes or no to having gone deep enough.

As Tenpins says, you have to get all work signed off otherwise you're going to have problems when you come to sell.

Dr Crippen showing how clueless he is.

Crappen is a slum landlord so he's not bothered about the condition of the property.
Report s.kenbo • March 9, 2016 10:57 AM GMT
^^ Is he?

He wouldn't be too fussed about building regulations then, just cram in as many foreigners as possible at the highest rate.

TheBerk claims to know a lot about me. I wonder where he gets it from?

My brother's got a barn conversion....

Of course stuff like that has to be subject to building regulations.

We were talking about a roof repair.

s.kenbo - way out of his depth as usual.
Report Dr Crippen • March 9, 2016 1:21 PM GMT
Regarding a reroof, the main thing the buildings inspector would be concerned with is that of extra weight.
A tiled roof would not concern him much because they usually put back a lot fewer tiles than there were originally.
If the tiles had been torched as well, with that replaced by felt even less weight would be on the structure.

A very satisfactory situation.

Obviously depends where you are but in West Mids it cost me £4200 plus Building Regs. Had another quote for £5000 which included cost of Building Regs as they could self-certify.

If it's like for like you don't need to involve the Building Regulation people.
Of course the builder will try and tell you different, especially if they arrange it for you.

It's nothing more than good practise.

That's if you like giving money away.

Phone up your council and ask them. They'll tell you the same.

Putting a new roof on a house is little different to replacing a few broken tiles. LaughLaugh

Should also add that I've got an upstairs bay window that needed a new covering. This was not included in price. That cost £320 for covering with lead.
