Just thinking out loud.  Say 25% deposit, about £200/month interest + £200 mooring fees.  2 bed flat in the area is about treble the price and you still pay about a ton a month on maintenance etc.  Anyone got experience of this kind of stuff?  I imagine it is bonza in summer when the sun's out, not so clever this time of year.  Advice and/or questions (that I should ask the agent) greatly appreciated.

I am arranging a viewing for Saturday morning, I shall have a long list of questions.

Hate to sound King Arthur in Monty Python and Holy grail, but you seem to be insinuating that if the boat is not made of bricks it is a shedboat?  And therefore a witch?

Houseboats

If you are looking at a houseboat, much of the value should be in the mooring. This can be freehold ownership of the river bank with mooring rights, or a long term mooring lease in a boatyard or similar. If the boat is offered with a normal mooring (e.g. payable every three months) then you are effectively only buying the boat or and it should be priced accordingly, particularly if it is old and no longer fit to go to sea. You are buying a depreciating asset and it is important you know the likely repair and maintenance costs from the outset. As a general guide, an iron barge or steel lighter will make a better investment than an aging wooden boat. Fixed houseboats, such as those on Shoreham Beach, can be checked on their moorings but there will be limits to the extent the underwater hull can be assessed.

Fees

As a rough guide, pre-purchase survey fees range from £10 to £15 a foot length depending on the size, age and type of the vessel. There are many variables but essentially the charge is time based and that will vary with the displacement, the complexity and condition of the vessel and her systems and the construction material.

That independent article quoted £2700/year insurance.  Hmmm.

So now I'm up to £425/month additionals (mooring and insurance).  :(

And still have to pay council tax apparently.

under 30k in Brighton marina!!

I work with loads of youngsters who can't afford to buy a place and are paying £600/month for a studio or like £800+ for a 1 bed.  I'm gonna suggest they get a boat and save some money whilst they live there. Brighton marina ffs, cost about a third of a mill for a poky flat down there and you get the same location for 30k.

I live near a river where there are loads of houseboats and I take a walk down there most weekends. What strikes me about them, is the majority are quite narrow and I can't imagine that there is enough room to "swing a cat"#. A few of the boats are ca. double width. While I'd never buy one, I'd think the double width one are much more desirable. The ones near me are mostly virtually covered with stuff on the top level, indicating that space is at a premium for many. I was quite surprised to see a number have solar panels installed!

# Cats are lovely animals and should never be swung!

Spain's a sh1thole and most people are unemployed.  Brighton is a lovely spot and loads of work.  Just that housing is so expensive.

If you are a regular drinker I wouldn't advise it.

If you live in the south and are seriously interested a friend of ours is a boat surveyor and used to live on a barge on the Thames.  I think he's still working, but as he just sold his parents plot of land on the Thames for £4m I can't be sure!

Brighton's a cracking place regardless of which side you bat for.

Considered buying one a few years ago but after spending a week on a similar vessel gave it the Spanish Archer. Too much like a floating caravan for me.

Chap at work lived on one and seemed to like it though alarm clocks don't work on the water so he was invariably late. He was shafted though when they made him move the boat, so as @tictacman1 says, pay attention to the mooring rights.

Use a solicitor with experience in the houseboat field. Most lawyers will not have a clue what the issues are or what needs to be covered in a contract.

And at the very least, take a holiday on one.

The owner is away and couldn't do a viewing until this Saturday coming.  I have gone off the idea anyway, I am fickle like that.  Just found out my neighbour with exact same flat (but done up a bit better) has been getting offers on their flat for almost 50k more than I had predicted my flat was worth.  About 8k of upgrades and I can get the same offers.  So fk BTL, thinking of selling up and getting a 3+ bed house.  TBC.... I change my mind every week with all this stuff.
