Burton on Trent is cheap .. can rent a 1 bed for 325+ .. decent place for 400+

also many places in the West Midlands Black country kinda way for 400+ too

Prob not the cheapest but good value

I've got another offer in on a 1bed flat over that way .. just waiing to hear now Happy
Report Mc Moonbeam • November 9, 2012 11:45 PM GMT
I agree £575's too much for a single to rent + bills .. but if you look for 2 beds furnished what do you expect

everywhere has a Range from dingy 1bed dives with a shower to nice 2bed new builds
Report moonaxed • November 9, 2012 11:45 PM GMT
will check out burton on trent also west midlands interests as its very central

West Midlands has been particularly hard hit & has high unemployment .. but that doesn't bother me tbh

thought you had bought a place?
Report Mc Moonbeam • November 10, 2012 11:01 PM GMT
No i decided against the place (well 2 places) i bid on as they weren't good value for a cash buyer Emden ..

I was getting a bit desparate tbh .. but i see the market for what it really is right now .. and makes me realise how valuable my cash actually is

I've got an offer now on a 1 bed top floor apartment in the west midlands .. it's a reposession (original price 2007 100k --i've offered under 60k)

Lincolnshire is value for money. Wide open spaces and not much immigration yet.

baghdad looks appealing matched against burton
Report elise • November 10, 2012 11:17 PM GMT
i was born in burton, i am probably doing bagdad an injustice by comparing them
Report Mc Moonbeam • November 10, 2012 11:18 PM GMT
The main thing is though it's a good investment .. i could rent it for £425 month (7.5%)or if i want to move on i could always sell it .. the development it's in's really nice to walk around & very smart & modern tbh

That's all i'm looking for now .. i accept i'm just a loner now Plain

I've got an offer now on a 1 bed top floor apartment in the west midlands .. it's a reposession

I was after a couple of repossessions a couple of months ago  - given a right old runaround by all concerned i.e estate agents, 'asset management' company, solicitors. FFS just gave up in the end and went to auction. Hammer comes down it's yours - nice and simple.

Make sure you have a fast solicitor if your offer on the repo is accepted!
Report Mc Moonbeam • November 10, 2012 11:20 PM GMT
If i was born there i wouldn't mind it tbh mate .. but to move there alone it really has to be a bargain & it wasn't
Report Mc Moonbeam • November 10, 2012 11:23 PM GMT
yeah i know mate i've avoided a few in the past but they all needed work doing .. this place is lived in so quite nice

The agents use their own solicitors so i just pay them to see it through in 14 days !

I've looked at auctions but they aren't always bargains either .. plus you pay another £500 for that hammer coming down Happy

Glad you got a place though .. what did you buy ?
Report Mc Moonbeam • November 10, 2012 11:25 PM GMT
true somebody can always outbid me .. but 14 days isn't long so they'd have to make a really good offer ... and investors don't .. they're all so tight!!

that's the chance you take though .. but worth the risk imo
Report Mc Moonbeam • November 10, 2012 11:27 PM GMT
they haven't accepted yet anyway .. but only offered yesterday i think i have a good chance .. was actually gonna lower my offer by £500 but don't think it'll look too positive if i do ?
Report Emden • November 10, 2012 11:31 PM GMT
Glad you got a place though .. what did you buy ?

A 30's semi bungalow. Currently being refurbed by myself. Call in tradesmen as and when needed (not often at a ton fifty a day!)

No massive surprises except the fooking artexed walls / ceilings. Cost me a small fortune to get a plasterer to cover the stuff up. Didn't expect that b*****d.

Think I got a bargain though. Looking for something else now. December usually throws up a few auctions so will probably take a look then
Report Mc Moonbeam • November 10, 2012 11:36 PM GMT
sounds good mate .. sure it'll be worth it if it's your home Happy

I've been tempted to do similar but i can't be bothered with all that work/extra money now (plus i don't need a big house to live in alone) ..

so am just looking to buy another apartment once i'm settled in this one , and rent one out for an income .. in 10 years time i'm sure they'll of increased in value too !
Report Emden • November 10, 2012 11:39 PM GMT
was actually gonna lower my offer by £500 but don't think it'll look too positive if i do ?

Up to you. Personally, I wouldn't try playing hardball with third party companies involved with repos - to them, you are just a name on a piece of paper making life more difficult for them.
Report Mc Moonbeam • November 10, 2012 11:44 PM GMT
No i know i'm not playing hardball .. just looking at some offers in the area .. places for 60k have been offered at 45k .. 51k .. a 2 bed's just been accepted at 55k .. it's Madness!!

This is a 1bed & i've offered 57.5k from 60k .. actually feel i've over offered but like you say don't wanna get messed about & gazumped for the sake of 1k
Report Mc Moonbeam • November 10, 2012 11:48 PM GMT
the banks don't seem too fussy though .. they just want them sold on ... if i buy a second place i'll def make low offers for a 2 bed place to rent

but i need a place to live & rent costs me otherwise
Report Emden • November 11, 2012 12:05 AM GMT
McM

You're right about the auctions  - some people get 'auction fever' and pay way over the odds.

Thing is with pricing a property, there's no formula - it's a guestimate (within certain parameters). You and I, with a bit of research can value a home as accurately as any estate agent / auctioneer (excluding plots of land / redevelopments).

Unless you purchase a real lemon, then you should be ok if you do your number crunching correctly
Report Mc Moonbeam • November 11, 2012 12:12 AM GMT
Yes i agree thanks mate

I've learnt that estate agents have no real interest in a property's True value .. Only their own Value .. many are just kids & rent themselves .. so it's like banging your had against a brick wall

I work strictly on rental value/yields now .. anything nice giving over 7% yield after fee's is good value .. but you won't find them at the estate agents Happy

In Brighton and Hove....

Studio.... 475-575
1 bed.... 600-775
2bed.... 800-1000

Could be a lot more for seaview on the seafront.

Moonbeam... Can you not get a mortgage of any sort?  Often wonder why, if someone is putting down 50pc, the banks dont just lend the other 50pc with few questions asked, surely their risk is minimal.  Seems only a few years ago they were doing self cert 100pc mortgages.
Report Mc Moonbeam • November 11, 2012 9:33 AM GMT
Hi rob
I'm not sure tbh , i might if i really tried but i have the cash so i don't really see the need for a mortgage , it's all money that has to be paid at the end of the day & can snap up a decent place as a cash buyer with no questions asked , though i'll be moving 25 miles away & won't know anybody .
The banks are strange as just because you have 50% they still like to know how the other 50%'s going to be paid , and i don't have a job
Once i own a place outright i might try for a buy to let mortgage for an investment though but i'd still prefer to buy cash again if i could save/make a bit more.
