They obviously haven't classed South Durham as an area,the property value here is miles lower than Durham.
Example-South Durham
3 bedroomed (2 doubles 1 decent sized single,not a box room)Tce.double glazed,gas central heated,recently rewired,brickwork & roof in good nick,front garden,back yard.
Unbroken view to the South,S.W. looking towards The Yorkshire Dales,S.E. looking towards the Cleveland hills.Probably 30ml+ views.
Value 70k if I'm lucky.
Problem,there's no employment in the area,but I certainly aint complaining.

those 'average' prices are nonsense.

I live in the south and the average price in my town for a house is lower than the lowest on that top 10.

most houses go for around the 120,00 mark 

flats 85,  terrace 100 , 130 semi ..which make up the bulk of housing in any town
