inheritance reforms (some merited, some just to squeeze more money out)

fuel duty rise (5p of which is fair enough as relief was brought in when fuel prices were high..maybe 1p on top would be ok but I'd guess 2p)

tax increase on alcohol possibly - though last increase reduced revenue.

Good news. The Carers Allowance earnings threshold will be increased from £151 to at least £181 in the #Budget tomorrow, starting April 2025. So carers can earn more and still receive the allowance.

Still waiting to hear...
- Will the allowance itself increase
- Crucially will they replace the cliff-edge with a taper (ie you don't lose all the money for just being 1p over)

They might do, for the insurance. Might be the only way to get out of Labour's clutches. It won't be financially viable to be a landlord.

People who can't afford a deposit to buy their own property care about landlords. Rent in London is already way over the top. If there is a worse shortage, rent will go up. Property has never been my choice of investment. But I know landlords who've already ad enough & are selling up. This government can only make matters worse.

A lot of people don't want to buy Lapsy (agree there is a problem with housing in the UK more generally)..

upwardly mobile types - last thing they want is the hassle of buying, selling, mortgages etc..

affordable decent housing whether rent or buy and a reasonable balance of the two is the ideal..

plenty of countries where buying is far less prevalent historically than here and often the model works better..

Unfortunately i agree, but still cannot justify their buying,letting it out to others with a bit on top as captains of industry,i do think something will happen due to that minister refusing to answer whether landlords more or less contributed to the economy, my answer is they only contribute to themselves primarily and asking others to pay their expenses is not at all right in any way.

As you said i can't give you an alternative,a pity.

Single biggest issue is to build more housing, prevent land being sat on after purchase etc..to inflate new builds and control supply..

having solid (but fair to landlords and tenants) regulations that protect against exploitation..

both of those things are achievable in my opinion..

and finally a bigger commitment to social housing, some of which is a disgrace currently.

Yes JTG,i would,walk down your street and you know straight off which houses are rented and which are owned. Tenants rightly don't really invest in the property and after the honeymoon period you gave as an example it is nearly exclusively about yield then.

But isn't the reality of comparing a rented property with an owned one, a tattier garden, could do with a lick of paint, failed double glazed windows with condensation inside,that is just outside, you saying they have carpet fitters, decorators etc in bigtime ? They don't,they want the rent and a minimal spend.

If the property is sh1te then don't rent it or offer less ? Nobody is forced to rent it.

If it isn't done up then it sits empty - or somebody lives there with a tatty garden. Which is better a house that's empty or one that's lived in ?

You can have it as it is for £750 a month - or I can put in a new kitchen ./ bathroom / windows  and tidy the garden (ffs) but it will be £1050 a month ?

Everything is market driven - if the landlords' taxes increase then you get less landlords and less developed properties. It's not complicated.

Be a good tenant and look after the property and the landlord will want to keep you sweet and you will be in a better position to negotiate over future rises.

Be an ar$ehole and he will want to move you on ASAP.
