It's of little relevance now, but I got a self-cert mortgage as a full-time gambler back in 1991.
I had been a freelance translator before going full-time as a punter in 1989, but had retained my tax status as self-employed (I still do). I simply haven't had any earnings to declare since 1989. I had a brilliant jumps season in 1990-91 and was able to put down a £45k deposit on a £92.5k house. I used a broker, declared my employment as "self-employed translator" and earnings as "variable". In those happy days the Bank of Scotland leant me the money with no questions asked and even offered an additional drawdown facility. Though I paid off the loan by the end of the decade, it's easy to see how the Bank of Scotland bit the dust in the end with that kind of lending policy. If there's any relevance for the situation today, maybe getting yourself retrospectively registered as self-employed if you had a trade in the past would be a first step to respectability, but there would still be a long way to go in overcoming the obstacles you face now. |

This was 1991, when property prices were tumbling, so there was no cast-iron guarantee the value of the property would hold. As it happens, that house I bought for £92.5k had initially been offered for sale at £150k. And do you understand what a drawdown facility is? The Bank was offering to lend me more cash, right up to the value of the house, without me requesting that loan facility, and without me having provided any proof of any income at all. Spoke to a financial person today he says my only option would be to pay outright or declare earnings to the tax man.

I agree 50% loan to value with no proof of income is a better risk from the bank's point of view than 90% loan to value with a job that might disappear tomorrow. Yet the banks are now happy to offer the latter but no longer the former. The drawdown facility was a bit of an eye-opener for me as well. In those days they offered a maximum of 85% for self-certified mortgages, yet then went and effectively made them 100% mortgages as long as you kept up the interest payments. |
